I feel like the mineral deal is more PR than anything. Give Trump a "win" so he doesn't spitefully pull US support (more than he already has). The United States can't extract shit from an active war zone, so none of this will matter until the war is concluded, and it's likely that Trump will be gone or dead by then, and Ukraine can renegotiate with a (hopefully) apologetic America.
I also think that it's not like Ukraine is just giving it away like the initial ask... this way, it seems like they're helping to pay for or offset the military aid they're getting. It'd be interesting to know what kind of margins are in that 50/50 deal.
It is my understanding the location of the rare mineral sites are mostly in Russian controlled areas of Ukraine. So if the US wants access to the minerals we had better make sure Ukraine does not give up the land.
